The energy assessment is a non-invasive inspection of the property which will take around an hour to complete depending on the size of the property and features of the property. Prior to the site assessment, a desk top study will be made to discover as much information beforehand as possible in order to speed things up. On arriving at the property, a visual inspection will be made to the exterior in order to assess building age, roof structure, wall structure and other features. Inside the property, the assessor will need to survey each room and the roof space. During the assessment, particular attention will be made to the windows, central heating system including boilers, heating controls, fuel…..etc. The assessor will need access to the electricity meter, any energy saving features and will also need to take some measurements of the property. The assessor will use laser distance measures to limit disruption, there should be no need for any furniture to be moved and carpets will not be lifted. When the survey is complete, the assessor will take the findings and enter them into specially designed software which will give an end result of a digital Energy Performance Certificate which will be incorporated into the Home Information Pack. As part of the desk top study, prior to inspection the home owner will be asked to gather any relevant information such as window replacement documents, insulation certificates, planning papers for extensions and change of use…….Any information would be beneficial in order to give the best rating possible. During the survey the assessor will need to take several photographs of certain features of the property, photographs will not be taken of any private or personal information. |
